Welty brings our expertise to every project; from a minor renovation, to an expansion, to a new building — even an entire campus of new buildings. There is no such thing as a “typical” project for an NFP. Churches, zoos, YMCAs and museums would be just a few of the buildings in this category. But just to give you an idea of how we add value to every step, let's walk through the basic process of construction.
-
Before any designs are put on paper, the process starts with developing a Master Plan. You, the architect and Welty outline the needs and goals of the project.
Then we can formulate the all-important budget. A lot of builders see this as more or less an imaginary number that can be erased — and increased — at will. Welty takes your financial plan seriously. It's not a "target" — it is the bottom line.
Welty projects meet budget. That's partly because we determine right here at the beginning whether the budget is realistic, and partly because we break the construction process down into daily chunks that we can check every day. There are no runaway costs because everything stays on track.
-
Prioritizing the initiative is all about communication and teamwork. We want every carpenter, every electrician, every HVAC specialist to see not only his job, but what the overall project is about. When questions or surprises come up in the field, each tradesman is empowered to keep working toward the goal.
At this point in the process you'll select a Delivery Method. By examining your project and your priorities, we can help you carve out the right roles for the contractors and subs.
-
Welty can add considerable value at the Design stage. We test the drawings and specs against the budget, and suggest methods and materials that could add to the building's "wow factor," and/or cut costs.
We hope you're starting to see how Welty's experience works for you: it not only helps you avoid common (and uncommon) pitfalls; it gives you more options. And that's always a good thing.
-
Welty solicits bids a little differently than most companies. For one thing, we use local workers whenever possible. It helps the area economy. Plus, there's some "community pride" that causes everyone to perform to a higher standard. It makes good sense for a lot of reasons.
-
And that's another big area where we shine. We're communicating constantly with the team, checking and refining the little objectives so that the Grand Opening is on time.
When the building's completed, we'll get you moved in with as little hassle and downtime as possible. Then we'll train your personnel on running the new building systems, and hand you the keys.
-
But we're not going to disappear. Afterwards, Welty is still there when we return in 9 months for a thorough inspection.
All through the process, we're focused on this result: donors, volunteers and patrons delighted in the new building; you with new capabilities to enrich the lives of people; and everyone at Welty proud to be a part of bringing your dream to life.
After all, you're the givers.
