Lean Construction
Welty’s approach to Lean Construction actively balances the need to maximize value and minimize waste with the specific techniques required for the project. Lean building techniques streamline the construction process and change the way work is done to deliver efficiency and value for the owner. As a result:
- The facility and its delivery process are designed together to better reveal and support customer purposes
- Work is structured throughout the process to maximize value and to reduce waste at the project delivery level
- Improvement of the total project’s performance is valued more than simply reducing costs or increasing the speed of any particular activity
- “Control” is redefined from “monitoring results” to “making things happen.” The performance of the planning and control systems are measured and improved
Lean Design and Construction offer two main advantages over traditional construction:
- Reduced Waste: We have reduced waste in the design and construction process by up to as much as 20%
- Increased Reliability of Planning: Plan work reliably and effectively by removing the unpredictability of the workflow

Integrated Project Delivery
Integrated Project Delivery
Integrated Project Delivery (IPD) integrates people, systems, business structures and practices into a collaborative project environment that harnesses the talents and insights of all participants. IPD construction projects are driven to optimize results, increase value to the owner, dramatically reduce waste and maximize efficiency through all phases of design, fabrication and construction.
One of the biggest reasons that we at Welty are advocates of IPD versus traditional construction is that it proactively engages key stakeholders and allows their perspective and experience to improve the ultimate design of the project.
By integrating Lean Design principles along with our approach to construction, Welty is able to use the collaborative environment of IPD to bring even more value to each of our customers and their stakeholders.
With Welty’s Integrated Project Delivery process:
- Interests and cultures are aligned. An integrated team composed of key stakeholders is assembled early in the process
- All parties are focused on the project. Team success is tied to project success
- Intense collaboration starts early and continues throughout the project
- Problems are identified early and collectively resolved
- Waste is driven out, schedules are improved
- Changes are reduced or eliminated entirely
- Conflict is minimized and disputes are collectively resolved by the core group
- Communication is open, digitally-based and includes Building Information Modeling (BIM)
- Risk is collectively managed and appropriately shared
- Information is openly shared based on stakeholder trust and respect
Welty recently completed the first true IPD project in Ohio, Akron Children’s Hospital Kay Jewelers Pavilion. This process saved $60 million from the original estimate and was completed two months ahead of schedule.

General Contracting
Integrated Project Delivery
For more than 70 years, Welty has been an expert in providing General Contracting services to owners in one of two ways:
- Lump Sum Competitive Bid Process
- Negotiated Lump Sum
Under this traditional delivery method, Welty provides pricing based on fully completed plans and specifications as provided by the owner. This approach is most commonly used for smaller and more clearly defined projects.
