Core & Shell
This project encompassed the construction of a 6-story core and shell building, featuring top-tier Class A office space spanning over 150,000 SF. Designed to be the new home of CBIZ Headquarters, relocating from nearby, this endeavor began with Vocon as our Design Build partner and Welty Development was the lead developer.
From the outset, the design underwent numerous revisions to ensure it met Ownership’s vision, regardless of challenges encountered. Commencing in early 2022, we collaborated closely with the City and Development on this Multi-Phase project, including the Core and Shell and the North Parking lot, which posed unique complexities due to a certified landfill underneath.
Navigating through site issues, including soil remediation due to poor soil conditions, we forged ahead, gaining momentum with shop drawings approved during the design phase. Despite encountering delays in various components, our commitment remained unwavering. Featuring a Steel Frame structure with Concrete Cores, the building’s façade primarily comprised glass curtainwall with masonry accents. Additionally, it boasts a private parking lot equipped with heat and electric vehicle charging stations. The site’s amenities include asphalt parking lots, irrigated lawn, planting beds, and detention ponds as per city regulations.
Through hardwork and dedication, our teams successfully completed the City of Independence’s first new Class A office space development in more than two decades, welcoming CBIZ into their new space by November 2023.
