  1. plans

    The old adage, "Measure twice, cut once" applies to every aspect of construction. The more time and attention given to planning, the more smoothly things will go. So Welty works with you and the architect to develop a Master Plan. Our value engineering starts here: suggesting improvements, ways to meet statutory requirements and diversity goals, even new sources of funding.

    And it's here that we finalize the budget. When your constituents are pinching pennies, cost overruns aren't funny. It's reassuring to know that 100% of our projects come within budget.

    Why is that? Because we first of all verify that the budget can be met. We review the Master Plan with market analysts, land use planners, architects and engineers. And we measure construction progress against benchmarks every day to make sure the budget will be met.

    With so many people on the building team, it's crucial to prioritize the initiative. Whatever happens on a daily basis, we want each team member to be doing the things that are most important to reaching the goal — a high-quality, on-time-on-budget project. Everyone is attending to detail, and the "big picture."

    At this stage you can decide how you want the major players to interact with each other — the Delivery Method. This keeps the lines of responsibility and accountability clear.

  3. plans

    Now you're ready for the Design stage. Welty works closely with the architect, and tests the designs against the budget. We'll perform a Constructability Review to make sure that your facilities will be easy to maintain, and energy-efficient. We'll confirm that LEED® and other quality requirements will be met — and often find ways to improve the project for very little cost.

    Many builders tout their experience, as they should. But experience can only benefit you if it's communicated and incorporated into the process. Welty systematically and thoughtfully applies our understanding to your project.

    Now we can start to turn our building requirements into schedules to complete them, and put the project out for bids. Welty's preference for local subcontractors is especially important to our Public Building clients. Home-town tradesmen are motivated by their emotional ties to our community, and by their desire to get future work with Welty. And hiring local subs keeps the money circulating here. That's a plus for you, and for the area.

  5. on-site review

    You can see how much work has already been done when we begin construction. Nothing has been left to chance; we know where we're going and how we'll get there.

    All during construction Welty is watching timelines, meeting with members of the team, communicating, reporting and streamlining. We keep you abreast of every development, and proactively head off potential obstacles. When the occasional surprise does happen, the team doesn't let it endanger the quality, budget or timeline. We're in control, so you're in control.

    Welty will help make sure that the move-in goes smoothly, your downtime is minimized, and that the building staff know how to run the new systems.

  7. dedication

    Post-construction, Welty is still there by returning in 9 months to give everything another thorough inspection.
